Marvella Newsletter – March 2025

District News

Manager’s Report:

We are pleased to share some recent improvements in our community over the past year:

  • The pool leak has been successfully repaired and is holding steady.
  • Several trees have been replaced to enhance our landscaping.
  • The fencing along the bridge has been reinforced to improve safety.
  • A new gate has been installed near the utility access path.
  • Various repairs have been completed in the pool bathrooms.
  • The City of Centennial has repaired several areas of the streets.

If you notice a problem area near you, please reach out to District Manager Michael Schenfeld at mschenfeld@crsofcolorado.com.

Mill Levy Adjustment & Property Taxes Update:

Thanks to increased property values and cost savings from completed community projects, the Board successfully stabilized reserve funding and reduced the District’s mill levy by 24 mills. This reduction has lowered Marvella Metro District taxes collected from all homeowners by approximately 26%. Thank you to all the residents that provided the Board feedback during the last budget season.

Traffic & Safety Concerns – Community Action Needed:

Currently, left-hand turns are not allowed when traveling west on Orchard to enter the Marvella community, and speeding remains a concern in the area. Despite past efforts by homeowners to work with the Cities of Greenwood Village and Centennial—no changes have been made. However, the community remains eager to find a resolution. If you’re willing to help advocate for a safer and more accessible entry, please contact Michael Schenfeld, District Manager, at mschenfeld@crsofcolorado.com. He is coordinating a homeowner group to push for action with both cities.

Election Update:

We can confirm that the Marvella Metropolitan District will be conducting an election in May for 3 Board of Director seats available for a 4-year term. The following individuals will be placed on the ballot in the following order:

  1. Ian H. Roth
  2. Jacob David Beniflah
  3. Kevin Wrede
  4. Tahlia Jane Naumburg Sayers

Homeowner Reminders

  • Please clean up after your furry friends. For your convenience, 2 pet waste stations are available and located by the pool off of South Olive Court and by the mailboxes off East Lake Drive and are ready for pet waste disposal.
  • Looking at making renovations or improvements to your home? Please remember to fill out the Architectural Review Request Form and submit it to Michael Schenfeld and Carlos Arreola-Karr for review prior to making improvements.
  • Homeowners, please remember to clear snow from their sidewalks, as well as the front and sides of their property (if on a corner).
  • Homeowners, please remember to maintain your lawn spaces, including trees, pruning, weed and debris removal, and landscaping replacement.
